When Agents or Buyers are in search of a home there is one thing I can guarantee you they do NOT want to see when they click for information about your property.

I am perusing the NEW LISTINGS put on the MLS during the last 24 hours…. and for your information there are 63 newly listed homes on our MLS as of 7:00 p.m. this evening. Of those 63 listings 24 DO NOT HAVE A PHOTO OF THE HOME! What are these agents thinking? That is 38% of the new listings! There listing only shows ONCE in the 24 hour market watch. Who would want to put up a listing without at photo?

When we are searching for homes for clients one of our filters is Photo yes/no. I prefer to send out ONLY those listings that have a photo (or preferably several photos) for the buyer to see. I am glad to know that 62% of the agents are posting photos when then enter their listing but imo there really isnt any excuse for putting the home on the MLS without photos. I’m confident that many of these agents will eventually get some photos up — but many listings NEVER get photos of the property. I am looking at one right now that has been on the market for over 100 days and doesnt have a single photo. I dont get it…. and the home is OVER $400,000!

Before you list with a real estate agent be sure he or she is going to take pictures of your property because the majority of buyers today are hunting for the homes on the net and most of them just wont bother with listings that dont include pictures of the property. Tell then you would like the pictures to appear when the listings hits the market.
