FRESNO MLS Cracking Down On Agents Not Using Supra Lock Boxes

January 30th, 2009 · No Comments

Cheap Imitation

[<--- image to left is example of crappy combo lock box commonly used by agents.  It even says SUPRA on it..lol...whatever]

This is good news for the banks that have their properties listed with agents.

I just read this from the Grapevine:

New LockBox Rules: AVOID A CITATION!

Your security and the security of your clients is vital to our success in real estate. It is with this in mind that we want to inform you of two new rules that were passed by the Board of Directors to replace rule 8.3.1. These new rules are effective immediately.

All listings in the FMLS that have a lockbox must have a SUPRA iBox.

if an agent places a combination lockbox on a listing in addition to a SUPRA iBox, combo lockbox codes shall NOT be published in any portion of the MLS.

This is good news.  It means that agents with lots of REO listings cant  put those cheesy $20.00 combination locks on the property.  Many of those locks have the same code and those servicing the homes know it, even BUYERS begin to learn them.  With a Supra lBox every entry into the home by and agent is recorded and this a BIG security advantage to the sellers which is bypassed by agents who use the cheapo crap boxes.

Yeserday I went to house that was listed on the MLS and the instructions were I had to call the agent to get the combination.  Well what if the agent wasnt in, or occupied with other business?  The gal gave me a FOUR NUMBER COMBO and it turned out the lock had a THREE LETTER COMBO —  I did get in but it using those junk locks just add to the frustration and are a big waste of time for anyone out there tryint to sell the homes (as I have been).
