Real Estate 101 - Showing Courtesy to Other Agents

It should be a no-brainer, but it isnt.  Too many real estate agents who operate under the guise of “PROFFESSIONALS” are some of the laziest and least professional people in the market place and this is no secret to the public, which is why public opinion of Realtors is so low.

Last week I wrote an offer on a property for a young couple who are buying their first home.  I had previously called the Listing Agent and asked if the property was still active and was told “YES”.

Just after writing the offer - which happened to be April 30th, I called the Listing Agent again and asked him who he would be using for Title and Escrow (in the event of an accepted offer) on this property.  Agent gave me the name of the title company and my clients wrote out a check payable to the same.

I submitted the offer by fax and followed up with a phone call to let the LA know that the offer had been sent.  NO ANSWER.  So I made a hard copy and delivered it as well to the LA’s office then followed up again with a call to have the agent acknowledge receipt of the same.  Again no answer so I left a message  requesting an ack.  Next day I called again and left message requesting ack of offer.

Finally on Saturday the 3rd of May I got a call from the LA’s assitant and she told me my offer had been received but they already had accepted an another offer prior to receipt of ours.  Well, If the LA had already accepted an offer prior to receiving mine he should not have given me the information I had requested for the deposit check.  

I respect an agent who is cunning as a serpent, so long as he/she is also as gentle (and humble) as a dove.  Regardless of when the LA had an accepted offer if an agent delivers an offer in a timely and professional manner he should have receipt of his offer given to him IN A TIMELY AND PROFESSIONAL MANNER.

    Dear Lazarus:

    I just read your blog on realtor professionalism. Unfortunately, the world is filled with unprofessional real estate agents. I sometimes think that it happens more than it should in our own town. We are a small pond with some big fish that act as if they are the only agents on the planet that are busy or deserve to be treated with dignity and respect. My husband, is a professional and often will make phone calls to real estate agents, I don’t think we can call them “Realtors” because “Realtors” are by definition suppose to have ethics, and they never even bother to return his phone calls.

    I have decided it is not a lack of professionalism, it is a lack of manners. For some reason, Fresno has attracted its fair share of bad mannered real estate agents. I hope that I can keep the title of “Realtor” as I am sure you are also of that calibur. From one “Realtor” to another.
