Who Reads This Stuff Anyway?

bad_idea.pngWhen you blog, you can’t help but to ask yourself this question. The answer, if you happen to be reading this is: YOU :)

I recently read that if I want to attract people that are in the market to buy and sell homes to my blog then I shouldn’t be blogging about my latest photos, altercations with mechanics, or how to save money on prescription drugs. Makes sense to me. I’ll try to keep this blog focused on real estate. Chances are though, I’ll want to blog about those other things, so I may have another blog @ randymcatee.com .

Getting in Touch With My Inner Artist…

Two Testimonies From Clients Added To My Active Rain Profile

I just added two testimonies from clients to my profile on Active Rain.

Today’s Topic: Real Estate Disclosure

The importance of Disclosure has been addressed previously here. There are 3 simple rules for the Sellers when it comes to disclosure:

DISCLOSE
DISCLOSE
DISCLOSE

We are no longer in a Caveat Emptor world. Today it’s more like SELLER BEWARE. If there is something about the property you’re selling that’s a problem address it on the Transfer Disclosure Statement. Treat that statement as if it were a confessional; hold nothing back. Your Realtor should do the same. Here is a great example of full disclosure:

Lazarus Realty Website Temporarily Down…

My website at www.lazarusrealty.com will be down for a day or two.  Reason: changing host.  I was with IXWEBHOSTING for a couple of years and it just seems they have a  LOT of downtime.  I couldn’t even log onto their site the other day to let them know I didn’t want to renew my service; I had to email them.  I will be hosting Lazarus Realty at Dreamhost where this site is currently hosted.  Their service isn’t perfect by any means but they do have some nifty features, like the one-click install of Wordpress which I use for this blog.

Fresno Foreclosures and REOs…

I just took a quick look at the first 20 of the NEW LISTINGS that came on the market in the last 24 hours and 8 of the 20 (40%) were either Foreclosures or REOs (bank owned). Unfortunatley most of these properties are not priced to sell.  

I’m sure the banks that own these properties figure that investors are going to come in with low-ball offers, so if you are wanting to make an offer on a foreclosure, pre-foreclosure, or REO, give me a call and let’s put an aggressive offer together.

Fresno Mardi Gras

I wouldn’t have even bothered to go except I thought I might be able to get a few good shots. The weather was horrible, it was overcast and drizzling: COLD. I almost didn’t stay. I read about an event beginning at Fruit and Olive in the Tower District yesterday in the Fresno Bee, but I forgot it was a Mardi Gras. Mardi Gras in Fresno on Superbowl Sunday? Apparently someone made a scheduling error. I haven’t been to a Fresno Mardi Gras before so I dont know what the turnout is usually like but today’s attendance looked scant to me. Bottom line: the words Fresno and Mardi Gras shouldn’t even be used in the same sentence. IT WAS HOKEY!

BUT…

…It was in the Tower District - SO IT WAS COLORFUL!

Do You Know What Your Realtor is Doing for YOU?

I ask this because I know that many people are absolutely clueless as to what their Realtor is doing to market their home. I was looking at the expired listings yesterday, and there were something like 84 of them and I came across this one:

Great Oppertunity

and this was followed by an 8 word description with NO PHOTOS.

Now the Marketing box in the MLS (that is where you give the viewers a detailed description of the property) allows for 1000 characters. The agent utilized only a fraction of the space available, which means that potential buyers had very little information available to them. More importantly, there were no photos. Some buyers and agents will actually only look at those that offer a picture, because proverbially, the picture says a thousand words, so even if you didn’t have any information in the description box you should have some photos.

For me the word Oppertunity says a thousand words and gives me a pretty good idea of the kind of agent handling the transaction. Little wonder that this listing languished on the market for over 6 months with no takers. Which should not be the case, because in the agent remarks this agent said this property was priced to sell. Well, if it WAS priced to sell, WHY DIDN’T IT SELL?
