Homes For Sale In 93711 — Sunday’s Pre-Viewed Homes by Lazarus

Yesterday, as I often do, I drove around the neighborhood

looking for open houses to preview. Their weren’t many which is one of the good things about this area: very low turnover. It’s not a great market for the real estate agent who “farms a neighborhood” for that very reason. Many of the folks around here are original owners (from the 50’s and 60’s) or have been around for quite awhile.

We have lived in Northwest Fresno’s 93711 zip code for 20 years and we really like it here. The only drawback is the Bullard schools don’t have as high a rating as the new Clovis schools. If you can deal with the school system, this is great Fresno Neighborhood. There is ample shopping close by, including my favorite: Fig Garden Village.

Of the 4 homes I looked at two of them are worth mentioning:

1365 W Roberts - CLICK HERE FOR DETAILS - is just two blocks south of where I live on a quite culdesac street.  I have been previewing homes in this neighborhood for several years and this home is as nice as ANY home I have ever looked at in the area. It looks like its been on the market for LoooooOnG time (295 days) so I would suspect the sellers would be open to an offer.

1151 W Ellery - CLICK HERE FOR DETAILS -i s a very nice home that just came on the market about 10 days ago. The home is priced a bit too high (in my opinion) but it has a really nice layout and I’m confident the sellers would accept a reasonable offer.

Sunday OPEN HOUSES in 93711

On Sundays I often drive around my neighborhood and stop in to take a peek at the open houses.  Yesterday I previewed two homes.  The first home was at 1626 W Mesa Ave and is listed by London Properties - Ruth Reisz is the listing agent.  The MLS# is 307900.  This home is an REO listed for $370,000 and imo is WAY overpriced.  It salient features are the tile roof and nice neighborhood but the house needs a LOT of work, inside and out.  I hope Ruth is able to find a buyer, but methinks its a really tuff sell at that price.  I really think the banks need to get realistic with their pricing and price these REOs to sell.  MY OPINION - this house would be an OK buy at $250k.

The next house I previewed was:

So here is a 2265 sq. ft. home with updated kitchen, really nice floor plan, and what looks to be a new roof.  Nicely landscaped back yard with sparkling swimming pool.   Huge lot: 12480 sq. ft.

LIST PRICE: $345,000

MY OPNION: THIS HOME IS PRICED TO SELL AND WONT LAST LONG!

That’s right folks!  This is a really nice home.  Call me if you would like to see it. I predict that it will be in escrow within the next 2 weeks.  It wouldnt surprise me if it goes into escrow this week.

After previewing that home I saw a London Property sign for another open house and followed the sign - actually about 3 or 4 signs - and NEVER found the house…lol.  I also knocked on the door of a very nice FSBO (For Sale By Owner)  The owners were gracious enough to allow me to view the home and let me know that they will co-operate with brokers (gee, I wonder why).  Their home  was around 2000 sq ft and they are asking $420,000.  HELLO!!!  I don’t want to be hyper critical, who knows, maybe they owe $410k on it.  MY OPINION: they are just WAY overpriced.  Of course I wish them well - but wouldn’t waste my time there.   No mention of address, of course.

Weekend Open House in Northwest Fresno

This weekend I stopped in at some of the open houses in my neighborhood and thought I might mention one that I REALLY liked. It was at 1430 W San Jose . This is just noth of Shaw and West of Fruit, in a very desirable, establishes neighborhood, know for having homes on larger than average lots with parklike backyards.

The Open House was held by the listing agent: Erin Miller of Realty Concepts and is one of the nicer homes I have seen on the market in the neighborhood for the money. We have lived for nearly 20 years on this neighborhood and put 6 children through the local schools: Gibson, Tenaya, and Bullard and really have nothing but good things to say about the area.

The asking price on this home is $349,950 and if you would be interested in seeing it just give Erin Miller (wait - she is representing the Seller - that would be like a plaintiff and defendant both deciding to use the same attorney when going to court :)) me a call and I would be happy to arrange a showing. And - if you make an offer that is accepted - I will pay for your Home Inspection.
