Attention Realtors - Don’t Forget to Resize Your Pictures

June 25th, 2008 · No Comments

If you're new here, you may want to subscribe to my RSS feed. Thanks for visiting!

Attention Realtors! When posting your pics to the MLS make sure they are least 400 X 300 pixels in size (MLS format size). It’s ok if they’re larger because the system will automatically resize them. But if you upload them at this size …

Crappy MLS pic

(actual size of the pic taken from the Fresno MLS)

people viewing them won’t know what they are looking at :(
Looks to me like the this might be a contributing factor to the home being on the market over 200 days. Also looks like the seller is offering nearly $20,000 commission to have a Realtor market their property.

Wall Street Journal Writes About Agent Photos

June 3rd, 2008 · 2 Comments

There was an article in the Wall Street Journal in March titled

Why Don’t Real-Estate Agents Use Better Photos?

which I happened to miss at the time.  It certainly worth a read.  Its a great article and I expect that consumers will gradually wake up to what is going on.  I dont find time to blog every day but I might try finding the time to post a CRAPPY MLS PIC(S) OF THE DAY.

Here are today’s todays winners.  NOTE: all these pics are from the same listing AND, get this, you are seeing the ACTUAL size they posted them in even though the MLS provides for a 400 x 300 pixel format.

Lazy Real Estate Agent Picture #1 This is the exterior …lmao!

Lazy Real Estate Agent Picture #2  I think this is the kitchen — HELLO!

Lazy Real Estate Agent Picture #3  Turn your head sideways please.

Lazy Real Estate Agent Picture #4  The master bedroom perhaps?

If your going to list your home, find someone who has the tools and enough cerebral substance to market it for you.

Coffee At The Revue

December 9th, 2007 · 1 Comment

Fresno Tower District Coffee House

The heart of the arts and eclectic living in Fresno is found in the Tower District

which gets its name from the historic Tower Theater on Olive and Wishon.

Tower Theater

Yesterday after dropping my wife off for a baby shower I decided to drive down the Tower with my camera and just have some casual time to myself. After strolling the streets for awhile I drifted into the Revue, a wonderful little coffee house with eye popping decor, WIFI, and little booths where one can relax and enjoy some java, read (many periodicals available - and I didnt ask but it looked as though you could just help yourself to them), net surf, or just hang out like I did and enjoy the fellowship of the other patrons, which happened to be quite colorful themselves as you can see in the pics below.

Does Your Realtor Give Your Home The WOW FACTOR It Deserves….

November 9th, 2007 · No Comments

…by taking great pictures?

The single most powerful tool a Realtor has for attracting buyers to your home is the camera. High Quality Photography should be part and parcel of every listed property - BUT its not! Please take the time to read this. What is worse is many properties are listed on the MLS and have no pictures whatsoever. If your Realtor isn’t so much as taking a picture to sell your home, or a least a good one, what else is he/she not doing?

In order to take stunning indoor shots that will wow potential buyers, a Realtor needs these 3 items (or a professional photographer):

  1. A good camera
  2. A wide angle lens
  3. LIGHT - LIGHT - LIGHT

Number 1 takes little explanation. You’re property doesn’t get quality exposure with a picture taken off a fancy cell phone.

A wide angle lens will capture more of the space. The more space you capture the bigger it looks. With a good wide angle lens you can make a tiny cabin look BIG.

LIGHT - LIGHT - LIGHT and more LIGHT - if you have #1 and #2 and you dont have good light, chances are the pictuer won’t be that great. GOOD LIGHT IS A MUST.

Below are two indoor shots that were taken at night using the indoor lights and an SB-800 Flash.

Remember, 88% of all buyers are searching for homes via the internet. Marketing your home with the best possible pictures is the single most important thing your Realtor can do to attract buyers. Nothing attracts buyers more than great pictures, except perhaps a discounted price.
